Guaranteed Rent Scheme Overview

Our rent guarantee scheme is for those landlords who want to earn passive income for their assets without the hassle of managing a property. As your trusted property partner, together we make a legally binding contract which ensures your paid a fixed monthly amount of money over a term which is typically 3-5 years.

This scheme is open to any property no matter the condition because we use our own funds to refurbish the property before offering it to the market. We find our professional tenants and better still….we cover the maintenance and damages that maybe caused by our tenants.

How it works:

  • We view your property and agree on a fixed monthly fee that we pay directly to you.
  • We agree on a fixed term contract – Typically these terms are anything from 3 to 5 years and pay you the first month’s rent on the agreed commencement date.
  • We take on any house in any condition and refurbish the property using our own funds.
  • Throughout the contract period we repair at no cost to you any maintenance issues caused by the tenants.
  • Once the refurbishment is complete, we then take the property to market ready to accommodate professional tenants on our AST’s who we source via multiple marketing platforms.
  • Over the term of the contract, we use our experienced letting management team here at Dwell & Co. to look after both the tenants and your property to ensure all our clients have a happy home and an asset that continues to pay dividends.

With our Guaranteed Rent service, we cover the following:

  • Advertise your property, perform viewings and find suitable tenant
  • Obtain references and carry out credit checks as appropriate on any tenant
  • Drawing up relevant tenancy agreements including negotiated clauses
  • Perform the Inventory
  • Check-in, Inspect and Check-out visits
  • Manage all day-to-day tenant / Landlord queries

Safety

There are minimum safety requirements for any property to be considered for inclusion within the scheme. Dwell & Co. will advise on all safety requirements before any tenancy commences.

  • NICEIC/NAPIT Electrical certificate
  • Gas safety certificate produced by a registered Gas-Safe engineer
  • Fire safety certificate (If required)
  • HMO Licence (If required)
  • Restrictors to all windows on the 1st floor and above
  • Carbon monoxide detector (hardwired when required)
  • Smoke alarms in communal areas (hardwired when required)
  • Smoke alarms to all floors
  • Vanity release locks to all bathroom
  • Quick release locks to front and back entrance doors
  • Sealed IP rated lights to kitchen and bathrooms

Furniture

If you wish to provide pieces of furniture with the property it must be in excellent condition and all soft furnishings, such as mattresses, clearly labelled and conform to the Furniture and Furnishings Fire Safety Regulations 1993 (as may be amended).
